Keyworker housing provider Unite is planning to bolt-on a 19,000 sq ft (1,765 sq m) office scheme to a student flats development in Western Riverside, Bath.
The Inspira development, on Lower Bristol Road overlooking the River Avon, will be one of the largest new office buildings to be developed in the World Heritage city for several years.
The first phase of the regeneration of the former engineering works site is already underway, with a student housing scheme due to be completed by September.
Unite says it will begin Inspira only after securing an occupier.
King Sturge and DTZ Debenham Tie Leung are joint agents.
