Barnard Marcus’s highest-guided lot, a 5,000 sq ft freehold medical centre close to the BBC’s Elstree Studios, was one of 74 out of 221 lots which failed to sell at its 9 March auction.
Fairbrook Medical Centre, a purpose-built doctors’ surgery in Borehamwood, Hertfordshire, had been guided at £2.25m but remained unsold after attracting bids of up to £2.3m at the sale.
The property had been marketed to pension or SIPP investors who the auctioneer hoped would be attracted by the NHS-backed investment which receives an annual rent of £94,070, as well as the potential to build flats above it.
In total, Barnard Marcus sold 147 of the 221 lots offered, equating to a success rate of 67%, raising a total of £28.6m.
At its March sale last year, the auctioneer raised £27.6m after selling 124 of 199 lots offered – a success rate of 62%.
