Urban&Civic gets boosts on Waterbeach and business model

Urban&Civic’s plans for 6,500 homes at Waterbeach in Cambridge have received a boost with the acceptance of the South Cambridgeshire Local plan by government inspectors.  

This paves the way for a decision on its plans for the scheme on the former MOD site, submitted with the Secretary of State for Defence in February 2017.  

In a trading update Urban&Civic also announced the sale of Gallagher Leisure Park, Bradford, for £18m, a yield of 6.2%. 

It also noted the growing success of its “master developer” model to sell land parcels to housebuilders. 

The model provides “infrastructured” plots on consented sites with payment taken through a percentage of the home price when sold. U&C said five new contracts were signed over the summer and that agreement had been reached over four further parcels.

The group will have around 2,850 plots under licence or deferred sale through this model, or 14% of its consented strategic holdings.
