USS lets final Manchester Observatory office space

Universities Superannuation Scheme (USS) has let the last remaining space at its Observatory office scheme in central Manchester, seven years after the scheme’s completion.

Risk consultant Kroll has signed for the development’s 4,480 sq ft second floor, paying £25 per sq ft on a 10-year lease.

Jonathan Baucher of Dunlop Haywards, joint agent on the scheme, said: “The letting of the last remaining suite at The Observatory serves to further shorten the supply of prime core Grade A office stock within Manchester.

“Current availability is less than 25,000 sq ft until the completion of several new buildings later next year.”

The building, originally developed by AMEC and forward funded by USS, totals 55,000 sq ft and was completed in 1998.

It is located at the junction of Chapel Walks and Cross St within Manchester’s prime core.

Other tenants at the building include 3i, Donns Solicitors, Scottish Life and Scottish Equitable.

Joint agents on the scheme are Dunlop Haywards and DTZ Debenham Tie Leung.

WHR Property Consultants represented Kroll in the deal.
