Uxbridge set to fill Amgen prescription

Arlington’s Uxbridge Business Park has emerged as the favourite for Amgen’s South East office requirement.

But the US pharmaceutical giant now wants only a fraction of its original 150,000-200,000 sq ft requirement, which was one of the market’s largest.

Amgen came out with the requirement 18 months ago, when it planned to create a European headquarters for staff occupying 80,000 sq ft at Trinity College’s Cambridge Science Park and a 40,000 sq ft site in Lucerne, Switzerland.

It began revising this plan last November and has now decided to take only 50,000 sq ft in the Thames Valley.

It will move only some of its Cambridge staff down to the Thames Valley, and will keep 40,000 sq ft in the Cambridge area.

At Arlington’s Uxbridge Business Park, Amgen is considering taking part of an 80,000 sq ft building under construction on a speculative basis, or taking a prelet of a smaller building. Last year, pharmaceutical company Bristol-Myers Squibb took a 60,400 sq ft prelet at the park.

However, Stockley Park, Chiswick Park and Terrace Hill’s and Liberty Property’s UB1 building in Uxbridge have not been ruled out.

ATIS REAL Weatheralls is advising Amgen. FPDSavills and Strutt & Parker are joint agents at Arlington Business Park.
