Valor bags five London urban logistics estates

Valor Real Estate Partners has completed five separate warehousing deals across Greater London, investing more than £50m.

The deals are: a 105,000 sq ft facility in Weybridge; a 17,000 sq ft multi-let estate and 18,000 sq ft single-let low-site-cover warehouse in Canning Town; a 40,000 sq ft single distribution unit in Sunbury; and a 10,000 sq ft single-let property in Park Royal.

The Weybridge property sits on a 5.24-acre site and is vacant. Valor intends to refurbish the asset, which will target e-commerce occupiers. Similarly, the low-site-cover warehouse in Canning Town is undergoing refurbishment, while the small-bay estate is let to “a mixture of tenants”.

The Sunbury asset is let to an unnamed specialist in video collaboration services, while the Park Royal warehouse is leased to a tenant in the food industry until March 2022.

Jeremy Achkar, UK transactions lead at Valor, said: “This flurry of deals demonstrates not only our continued ability to source and execute transactions in a competitive investment environment, but also our willingness to deploy capital across the risk spectrum in different Greater London submarkets.”

Valor manages more than 80 logistics and industrial properties measuring over 6m sq ft, mainly located in London and Paris.

Valor’s advisers on the deals were Stonehill Partners, Greenberry Advisors, BNP Paribas Real Estate, De Souza Commercial Property Advisors, Simmons & Simmons and Greenberg Traurig.
