Manchester private property company Ventnor is under offer to buy the Eagles Meadow shopping centre in Wrexham, North Wales.
It has agreed to pay LaSalle Investment Management’s Merlin Fund £76m for the 400,000 sq ft mall, reflecting a 7.5% yield.
Knight Frank was instructed by LaSalle to sell Eagles Meadow in May with a guide price of £81m.
The town centre mall is anchored by a 93,000 sq ft Debenhams. Other tenants include Marks & Spencer, TopShop and H&M, and a 12-screen Odeon cinema.
LaSalle bought the centre on completion in October 2008 from Wilson Bowden Developments for £78m.
It has an average unexpired lease term of 12 years, having been let at the top of the market.
Ventnor is chaired by Bernard Lebrecht, the business partner of north London telecoms tycoon Asher Gratt, who founded Teko Global in 1995.
