Aston Villa is worried it may have to shelve plans to redevelop its Villa Park stadium into a 50,000 all-seater ground because of the possible effect of pay-per-view television on attendances.
Villa owns 29.14ha (72 acres) either on a freehold or on a long lease.
The caution comes against a background of top clubs investing more than £500m in work on football stadia. Clubs include Newscastle United and Chelsea.
