Vistaprint has agreed to open its debut UK office at King’s Cross Central, N1, making Two Pancras Square fully let.
The online printing firm, advised by DTZ, has signed a 10-year lease for the 15,500 sq ft fourth floor of the Allies + Morrison-designed scheme. Rents are around £60-£65 per sq ft.
Vistaprint was attracted to the King’s Cross Central Partnership’s 67-acre regeneration site by the mix of heavyweight tenants, which will include Google, and PRS For Music.
Globally, Vistaprint has around 2m sq ft of operational property in 19 locations. Its first UK office will house the firm’s analytics, marketing and human resources teams.
Emily Shirley, marketing director at Vistaprint, said: “We believe that having a bricks-and-mortar presence will allow us to take our value proposition to a new level by better understanding the needs of both existing and potential new customers.”
The letting means nine-storey 130,000 sq ft Two Pancras Square is entirely prelet ahead of its June completion.
Helen Causer, project director at Argent, the asset manager for King’s Cross, said: “King’s Cross is now an established hub, attracting companies that want to benefit from the agglomeration of like-minded businesses.”
Prelet success and competition for space at King’s Cross, will push office rents in the area to £70 per sq ft this year, Colliers International has forecast.
DTZ and Savills are letting agents at King’s Cross Central.
