Vistry Group gets go-ahead to build 1,300 homes in Chichester

Chichester District Council has approved Vistry’s plans to deliver 1,300 mixed-tenure homes and community facilities in Tangmere.

Countryside Properties, now part of the Vistry Group, has been given the go-ahead by Chichester District Council to deliver 1,300 homes and community facilities in Tangmere.

Known as the ‘Tangmere Strategic Development Location Site’, Chichester District Council has issued a planning decision notice to bring forward the development of 1,300 homes in addition to a new primary school and community and commercial facilities at Tangmere.

The scheme initially received a resolution to grant planning permission at the planning committee in March 2021. However, due to the complexities of the Compulsory Purchase Order process and subsequent amendments to the site’s planning application boundary, the outline application was revisited.

In August 2023, it again secured a resolution to grant permission from the planning committee. Issuing of the formal decision notice now marks a significant milestone, enabling the project to advance to its next stage of delivery.

Vistry Group was selected by Chichester District Council to lead this ambitious initiative which was allocated for development within the Chichester Local Plan and the Tangmere Neighbourhood Plan.

The project has been developed in close collaboration with Tangmere Parish Council and local residents over several years.

Martin Leach, managing director, Vistry Strategic Land, said: “Receiving formal outline planning permission is a significant step in realising the vision for Tangmere. We remain committed to working closely with Tangmere Parish Council and local residents to produce a Design Code that will guide the next phase of this transformative development.”

The project will now proceed to the detailed reserved matters application phase, focusing on the design and layout of the homes and facilities. Vistry Group anticipates starting infrastructure construction in 2026, with construction on the broader development planned for late 2026.
