The Valuation Office Agency (VOA) says it will take wireless broadband networks into consideration when conducting business rate assessments.
It said there had been no change in its ratings policy but businesses such as cafes and service stations that offer wi-fi are worried they will be penalised in the form of higher business rates.
Premises are under assessment for the next rating in 2010.
The VOA claimed 60% of businesses would enjoy a reduction in their rates bill arising from the revaluation.
