Vodafone dials up for MEPC’s Birchwood Park

Vodafone is to take 4,180 sq m (45,000 sq ft) of offices at MEPC’s 50ha (120-acre) Birchwood Park, Warrington, and is poised to take more.

Construction of the design-and-build unit is due for completion in July 2001 and follows agreement of a £15 per sq ft (£161 per sq m) rent, with 12 months’ rent free, on a 15-year lease. The second building will be let on similar terms within the next 12 months.

Steve Widdowson, director at Birchwood Park’s management company, said: “Excluding Vodafone’s second building, we have now let more than 150,000 sq ft (13,935 sq m) of office and warehouse space in the last 12 months and have a further 30,000 sq ft (2,700 sq m) in solicitors’ hands.”

MEPC acquired the former AEA site in 1998 paying around £21m for the original 30ha (74-acre) site. It has since invested another £29m buying an extra 20ha (50 acres) and improving facilities.
