Warrington council forks out £114m for BT Manchester hub

Warrington Borough Council has agreed a £114m deal to forward-fund English Cities Fund’s Four New Bailey office, which will be BT’s new Manchester hub.

The local authority will fund and acquire the site on a 250-year lease after the 293,000 sq ft office block has completed by ECF (a joint venture between Muse Developments, Legal & General and Homes England)

According to an OJEU notice released about the deal, the council said the deal ticked the appropriate boxes “over and above any other opportunities put to the council”.

The news comes following BT confirming it will take up the whole of Four New Bailey in 2023.

EG reported last year that BT had lined up development, located in ECF’s wider £650m New Bailey masterplan, to be its new home.
