Warrington powers up Peel’s 820-acre Fiddler’s Ferry masterplan
Warrington Borough Council’s cabinet has given unanimous approval for the Fiddler’s Ferry Development Framework.
The opportunity is one of the largest brownfield sites in the North West and one of the largest redevelopment schemes in the country.
Developer Peel NRE, part of Peel Land and Property, bought the 820-acre former Fiddler’s Ferry Power Station site in July 2022. The station was decommissioned two years earlier.

Developer Peel NRE, part of Peel Land and Property, bought the 820-acre former Fiddler’s Ferry Power Station site in July 2022. The station was decommissioned two years earlier.
In September 2022, the developer lodged proposals to demolish the existing facilities on site and develop 4m sq ft of new employment space. The 15- to 20-year masterplan also includes the development of land previously within the green belt to deliver a minimum of 860 homes, a local centre, public open space, green infrastructure network and other supporting infrastructure.
The first phases of redevelopment at the site will see the delivery of new employment space on the footprint of the former power station. To facilitate this, Peel has secured prior approval from the council for the first two phases of demolition.
A full planning application for the first phase of employment development has been lodged, which will deliver 1.38m sq ft of industrial space on 95.93 acres of land currently occupied by the former coal storage yard.
