Private healthcare provider Welbeck Health Partners is preparing to open clinics in Oxford and Cambridge as it pushes ahead with regional expansion plans.
The healthcare company is understood to be in talks to sign a lease on a 31,002 sq ft new-build facility, known as Orion, at Unity Campus in Cambridge.
Welbeck has taken up the building with a view to redevelop it into a private hospital, according to market sources.
The all-electric building was completed in December last year and offers a 60%-40% lab-to-office split, alongside a reception area and communal spaces.
Unity Campus, operated by Howard Group, measures 11.5 acres and provides 260,000 sq ft of workspace, which is occupied by 12 life sciences and technology companies.
Welbeck has also received planning to open a 31,700 sq ft clinic in Oxford, which will be developed in partnership with over 40 clinicians.
The firm has signed a 20-year lease on Halley Court, a two-storey office building which sits on Jordan Hill Business Park, off Banbury Road.
Welbeck will transform the building into a day medical centre, which will see small substations, screened external plant and air handling plant installed on the site.
The company has proposed to invest more than £30m into the Oxford clinic to fund development, infrastructure and technology. The facilities within the building will include a surgery centre, outpatient diagnostics and testing, endoscopy suite, imaging and diagnostics and phlebotomy. It is expected to be operational in 2025.
Welbeck launched its first private healthcare centre in London in 2019.
JLL and Savills are advising Unity Campus. Savills is advising Welbeck on the Oxford facility redevelopment. Bidwells and CBRE are the leasing agents at Jordan Hill business park.
All parties declined to comment.
