Welbeck Strategic Land and Landform Estates have won planning permission for a 300-home scheme on greenfield land in Norfolk.
Broadland district council approved the revised application for a development in Aylsham following initial concerns that the wider community would not gain sufficient benefit from the development.
The scheme now includes provision for a £1.4m fitness centre and modernised swimming pool with public access at Aylsham High School.
This is in addition to the original proposal for the transfer of 14.5 acres of land to the school.
A new roundabout will also be built. Other contributions include a new protected wildlife footpath along the River Bure to the north of the scheme.
The development will provide 100 affordable homes.
Barton Willmore advised on planning. Barton Willmore associate Ed Hanson said: “Working with the local authority and Aylsham High School, we’ve overcome concerns over developing greenfield land by making sure that the town as a whole benefits from the scheme.”
