Welcome to the future of office management

Property manager and building consultancy Workman has launched an office-focused property management service.

Targeting the customer service element of office property management, the new offering, named Welcome – Workman Offices, follows on from the 2006 launch of Workman’s dedicated retail and leisure property management business.

Meshing the style of service provided by the likes of WeWork and The Office Group with property management across traditional office buildings of more than 60,000 sq ft, Welcome – Workman Offices plans to tailor its offering to individual buildings to provide a hotel-style service.

The aim is to increase tenant retention at the buildings, which in turn will contribute to boosting the investment performance of the building for the landlord.

Workman has trialled its new property management service across nearly 2m sq ft of office space.

Buildings where the service is already in operation include 100 Oxford Street, W1, where tenants include developer Stanhope and William Morris Entertainment and One Stratford Place, E20, which is occupied by Network Rail, Coral Racing and the London Legacy Development Corporation.

The firm is now planning to roll out Welcome – Workman Offices nationwide and recently agreed a deal with Skypark in Glasgow.

“Everyone wants a little touch of the premium experience and people expect it and if we’re able to deliver that to occupiers they enjoy that and they then stay and that is delivering for our clients,” said Gavin Halliday partner at Workman.

“The main thing… is the retention of tenants. That’s key in this market and particularly where WeWork are eating into the smaller end and are looking to go beyond that. They are now doing deals larger occupiers and so we can’t offer a passive property management service its needs to be proactive.”
