Wellcome Trust has filed a reserved matters application for the phased expansion of its genome campus in Hinxton, South Cambridgeshire.
Urban&Civic, which was acquired by Wellcome in 2021, is acting as development manager.
In December 2020, South Cambridgeshire District Council granted outline planning permission for the expansion of the campus, including up to 1.6m sq ft of flexible employment space alongside 1,500 homes, a nursery, hotel, retail facilities, restaurants, cafés, bars, leisure facilities, landscape and public realm, an energy centre, utilities and car and cycle parking.
The first phase, which has a gross development value of up to £1bn, will span 315 acres, creating 180,000 sq ft of lab space, 400 homes for campus staff and community amenities such as shops, a leisure centre and green spaces.
The new facilities will be suitable for a range of occupiers from start-ups and scale-ups to mature organisations focused on genomics and biodata.
The newly lodged proposals relate to parcel A within development area one, which is set to become a gateway to the expanded campus.
The scheme will provide 83 homes, including 43 one-, 32 two-, and eight one-bedroom adaptable flats alongside 44,820 sq ft health and leisure facility and 6,243 sq ft café.
The housing provision will meet the need of existing and future campus employees and support the retention of talent.
The campus is home to the Wellcome Sanger Institute, the European Molecular Biology Laboratory’s European Bioinformatics Institute and the BioData Innovation Centre.
This year Urban&Civic appointed Matt Soules to the newly created role of head of development management to focus on the expansion of the campus.
David Lock Associates is advising on planning matters.
