Whitbread, working with development partner Endurance Land, has secured planning permission to redevelop the Bowling Green Lane Car Park on 68-86 Farringdon Road, EC1, into a 100,000 sq ft mixed-use hotel, office and retail development.
Adding to its growing portfolio in London’s zone 1, the UK’s biggest hotel brand will create a 180-bedroom hub by Premier Inn hotel on the site as part of a mixed-use development that will supply 38,750 sq ft of high-grade office space and three retail/restaurant units fronting on to Farringdon Road. The retail/restaurant units total 4,300 sq ft.
Whitbread will invest £35m in the site, as it continues to expand the Premier Inn and hub by Premier Inn brands across London.
Planning permission at Farringdon was granted on appeal, after the planning inspector recognised that the mixed-use development would provide a significant contribution to business floorspace and would help meet increasing demand for hotel accommodation within easy reach of a major transport centre.
Owen Ellender, development manager at Whitbread, said: “This site represents a development opportunity in one of London’s most well-connected areas.
“With the arrival of Crossrail, Farringdon Station will be the only London station with connections to all four points of the compass. The consented redevelopment will make best use of this important site by providing high-quality business, hotel and retail space in close proximity to the station in a landmark new building.”
Richard Rixson, director at Endurance Land, added: “The decision to approve the proposals is an excellent achievement in particularly challenging circumstances. The mixed-use scheme is perfectly positioned for Farringdon, Clerkenwell and Exmouth Market.”
