Wiggins Group and Reg Vardy subsidiary Tyne Tees Properties have formed a joint venture to develop 8.9 ha (22 acre) next to the M6 at Lancaster.
The scheme, to be known as Lancaster Business Park, is being designed for various uses including office, distribution and industrial. A planning application is expected later this year.
According to Wiggins two national fast food operators, two food and beverage companies, and an international distribution company are already showing an interest in the site.
