Wolseley plumbs record deal for Yorkshire sheds scheme

In what is a record deal for Barker Business Park in Melmerby, Yorkshire, Wolseley Plumb Centres has prelet 20,438 sq m (220,000 sq ft) of distribution space on a 4.5ha (11 acre) site.

A joint venture between Commercial Development Projects and Burnt House Trustees has paid £124,000 per acre for the site and will develop the scheme for Wolseley, which will take the warehouse at £38 per sq m (£3.50 per sq ft) on a 25-year lease.

Chris Fordy of Strutt & Parker, which is advising Brian Barker, the scheme’s owner, said: “This is a major boost for the park and one of the biggest industrial distribution deals for this area of Yorkshire in recent years. We are now in advanced discussions for at least two further design and build schemes.”

The first and second phases of the park have a total of 12.5ha (31 acres) of developable land remaining.

Brackenridge Hanson Tate advised the joint venture.
