Woolwich retail estate offered for £100m

A retail-led portfolio of assets in Woolwich, SE18, has been put up for sale with a price tag of £100m.

The 4.9-acre Woolwich Estate, a mix of properties centred on Powis Street, is being sold by low-profile private equity house Mansford.

Michael Elliott and Morgan Williams will handle the sale of the 360,000 sq ft mixed-use portfolio, which Mansford bought part of in 2014 for £52.5m but have subsequently added other buildings to the estate and obtained planning permissions.

There are nearly 100 properties in the portfolio, which, if sold at the asking price, would reflect a net initial yield of 4.29%. According to sales particulars, the deal would have an estimated reversionary yield of 5.6%.

Located on Beresford Square, Hare Street and Powis Street, the estate comprises flats and shops let to tenants including Primark and New Look.

It includes 296,868 sq ft of high street retail across 56 units; 53,701 sq ft of residential accommodation across 77 flats; and 9,140 sq ft of office/studio accommodation.
