Year ends on high in Glasgow

Scottish Telecom has agreed terms for the year’s largest letting in Glasgow city centre.

Teledata, a call centre operator owned by Scottish Telecom, is taking all of Berkeley Square, a 5,787m2 (62,000 sq ft) office scheme west of Charing Cross.

It is being developed speculatively by City Business Parks, a local consortium part run by director Alan Stewart. The scheme will be completed next March and features four interlocking pavilions of 1,447m2 (15,573 sq ft) with floorplates of 467m2 (5,000 sq ft). Terms of the deal have not been disclosed, but letting agent Speirs Gumley is quoting a rent of £151 per m2 (£14 per sq ft).

Before agreeing terms for Berkeley Square, Teledata was close to a deal on Teesland’s refurbishment of Princes House, West Campbell Street. However, it is understood that Teledata was unwilling to pay the £183 per m2 (£17 per sq ft) quoted.
